BTS Jungkook's recently purchased and under-construction single-house in Itaewon, Yongsan-gu, Seoul has increased by about 10 billion won in less than four years.
According to An Real Estate Brokerage Co., Ltd. on the 15th, Jungkook bought a single-house in Itaewon-dong in December 2020 for 7.63 billion won. The property, with a land area of 637㎡ (about 193 pyeong) and a total floor area of 230.74㎡ (about 70 pyeong), was purchased in cash for 39.59 million won per 3.3㎡.
After purchasing, Jungkook demolished the house and in 2021 received permission from the district office to build a new house with two basement levels and three above-ground floors, a total floor area of 1161.04㎡ (about 351 pyeong), and a building area of 348.05㎡ (about 105 pyeong). The construction is now in its final stages of completion.
The current asking price for the property has exceeded 10 billion won per 3.3㎡, and it is projected that the capital gain will be at least 8 billion won and could exceed 10 billion won. Representative Park mentioned, “The area where the house is located is home to high-profile business leaders, and the houses on either side along the road are enormous in scale. There have been sales in this area at around 70 million won per 3.3㎡ in 2022, so prices have more than doubled already.”
He added, “Since properties rarely come up for sale in this area and those looking for high-quality single-house properties in Itaewon-dong are willing to wait, even an asking price of over 10 billion won per 3.3㎡ could attract buyers.”
Jungkook’s single-house property is located within a 10-minute walk from Itaewon Station and Noksapyeong Station on Line 6, in an area surrounded by embassies and high-priced single houses, often referred to as the 'Korean Beverly Hills' or 'Itaewon Hill.' The area includes the Samsung Family Town where the late Lee Kun-hee, chairman of Samsung Group, lived, and residences of notable figures such as Chey Tae-won of SK Group, Shin Dong-won of Nongshim, and Lee Myung-hee of Shinsegae Group. In particular, Lee Myung-hee's single-house in Hannam-dong held the title of the most expensive single-house for nine consecutive years with a publicly assessed price of 28.57 billion won as of January 1 this year.
